Forum 26 is the first certified green building in Belgrade, accredited under any system. This business center has a BREEAM certificate with a "very good" rating, significantly contributing to minimizing maintenance and operating costs.


Forum 26 consists of two buildings, each comprising two underground floors, six floors, and a setback floor with a rooftop terrace. There are two main entrances to the business center, accessible via pedestrian walkways, leading to four corridors to the offices, under constant security surveillance.


The office space is designed as an "open space," allowing different parts of the buildings to be rented independently, combined, or divided according to users' needs.

This includes natural lighting in office spaces, a ceiling height of 2.80m, flexible floor plan design, raised floors in the office area, and a high-quality facade system with operable windows. The building is also designed to accommodate people with disabilities.


Forum 26 is equipped with state-of-the-art installations and systems. A four-pipe fan coil system is used for heating and cooling. Only primary air is used for ventilation, and all office spaces have natural ventilation.


The building is equipped with the latest telecommunications and signaling systems, with digitized communication processes and sophisticated equipment, including structured cabling, intercom network, cable distribution system, sound system, SOS calls, synchronized timing, fire signaling, gas detection in the garage, intrusion protection, access control, and closed-circuit television system. All systems are distributed and easily adaptable to specific user requirements.


The ground floor of the building houses retail spaces with various service activities.
